Legal Loan Review is a Rip Off
To make a long story short, I started with them January 24, 2012, and current on my mortgage. In the very beginning they pre-qualified me, made promises and assured me that they could help me, get a loan modification. I explain to them that I could not pay my mortgage and pay for their services at the same time, so I made the decision to get the help and because I was told that the late payments would go on the back of the loan. Well, it is March 2013 and I still don't have a loan modification, then I received a letter in the mail say completion of rendered services (what was promised/assured to me did not happen) and that they are no longer representing me (looks like the never represented me). When I call, I get the run around because I am asking for my money back or the phone goes unanswered. This company lied to me, because they made promises and assured me of help that they could not accomplish. This company isn't a law firm or have enough experience to help anybody with a loan modification. The bottom line is get some real help (a real lawyer) if you want to save your home.

Legal Loan Review saved my home
I would like to thank LLR (Legal Loan Review) for saving my home.
It took 12 months from the time I received the LLR letter until the first payment of the loan modification occurred. This was mostly my fault. The actual time with a full commitment to save your home, will take 6 months or less.
My story is similar to millions of Americans that have been caught up in the economic crisis caused by our current political administration. In thirty years, I have not been out of work, but in October 2011, my project with a major oil company was abandoned. Sure, I had put back some money, but try living without an income for 6 months and see how far your savings takes you. Two months after I lost my job unemployment started. That check after Obama took his cut, was 10% of what I needed to make ends meet.
I had a mortgage of $255,000.00 @ 4.75% with Chase on my house. It was a VA (Veterans Administration) guarantee loan. In Texas, foreclosures move fast. 5 months without a payment and you are in foreclosure.
In November 2011, I received a flyer from LLR (Legal Loan Review). It said that they could help me keep my home. Like everyone else, I get a lot of junk mail and this one I filed in the waist basket, or I thought I had. The letter actually missed the waste basket and fell behind my desk.
In December 2011, I was running a wire for my computer keyboard and the letter from LLR dropped to the floor as I brushed the desk to get under it. I was in my third month without work. The phone is ringing off the wall with creditors calling. My credit score went from 700 to 500. Nobody and I mean NOBODY was willing to loan me money. Christmas is around the corner and I have no prospects of work. I am seriously looking at any possibility to salvage our home.
I called the LLR number Tel: 714.919.7235 in the letter and talked to Arminda. She said that it would cost me $3.000.00 and they had helped many people keep their homes. Later I found out they have helped thousands of home owners, just like myself. They have a 97% success rate to boot. I told Arminda I didn’t have $3,000 and I was reluctant to throw good money after bad on something I was not convinced about. She said that they had a payment plan that I could get into, but the balance had to be paid before they would submit any paperwork in my case.
I spent the next two weeks, searching blogs and looking for anyone that sounded believable with a HARP (Home Affordable Refinance Program) plan of attack to refinance my home. What I found was people putting out clichés and I did not trust this. I made up my mind that if these people did help me, I would write a commentary that stated what I went through and include my E-mail to anyone that wants to discuss further in detail how LLR saved my home, I will answer them. I did not include my telephone, because I need to sleep at night and some people are not considerate of ones privacy. If you E-mail me and are sincere, I will give you my telephone and we can talk, but everything I could tell you is written in plain English here.
The VA assigned me a counselor, MS Nancy. She stated that I needed to apply for a Home Mortgage Modification with Chase. I told her that the bank had sent me the forms, but I did not know what I should put on the forms to improve my chances for the loan modification.
This is what I have found out in this process. One reason for qualifying for the loan modification is that you have lost your job. OK, I qualify, right. Yes, I qualify, but I have to prove enough income to make the payments of the modified loan. UNEMPLOYMENT INCOME DOES NOT QUALIFY FOR INCOME TO MAKE LOAN PAYMENTS.
MS Nancy said that I didn’t need a third party (LLR or anyone else) to fill out the paperwork. The process is free of charge. OK, that is all well and good, but I am a professional. I work with and oversee Engineers. We are hired, because we know how to get the job done. Yes, we are expensive, but the things we design are safe and to codes, set down by centuries of trial and error.
05 April 2012 I receive a notice that my house is going to be sold at foreclosure auction at the county courthouse on 01 May 2012. It is now time to put up or shut up.
I talked to my family and my 84YO father reluctantly dipped into his own retirement and loaned me the money to give to LLR. Jorge and Gloria at LLR immediately went into action. They had the auction moved to 05 June. I mean to tell you there is a mountain of paperwork for the modification. It just does not stop. The bank wants the same thing over and over again. If you turn in a page and it is not filled out correctly, you are turned down. MS Nancy told me one of her clients was turned down because on page 4 of a bank statement there was no signature. Go figure. If they had had a professional on their side, they would still be in their house.
Something that I found frustrating is the bank customer assistance people are not communicating what is really needed in the process. 04 July 2012 I was at my house and Jorge at LLR called me and asked for a financial statement ASAP, so the bank could send in a final draft proposal to the underwriter. I no more than hit the send button on my computer with the documents to Jorge and Chase customer assistance called and said they had all paperwork needed for the review. Now if I had been doing all paperwork on my own, I would have gone along with the call from Chase Home Ownership Center and thought everything is in the bag. I WOULD HAVE BEEN TURNED DOWN FOR NOT SUPPLYING REQUIRED DOCUMENTS.
26 July 2012 Gloria sent me an E-mail that Chase had approved the modification. I needed to sign the paperwork and have it in Chase’s hands by 04 August. I needed to send in the first payment of $2,004.75 by 01 October. New interest rate 3.50% fixed.
The bank added $17,000 to my principal. This was for interest on the loan and lawyer (Foreclosure fees).
Original Loan Interest: 4.75% on a $255,000 loan for 30 years is .0475 X $255,000 X 30Yrs = $363,375 Loan Modification Interest: 3.5% on a $272,000 loan for 30 years is .035 X $272,000 X 30Yrs = $285,600
1) This is $363,375 - $285,600 or a $77,775.00 savings in interest.
2) I lived in the house for one year and did not make a payment. My former mortgage was $2,400 per month. $2,400 X 12mo = $28,800

Ok folks so if you have googled this group then there is a reason for it?! Your thinking (or have been told) it sounds too good to be true right? guess what? IT IS! THESE PEOPLE ARE FAKE-PHONY AND ARE HERE TO TAKE YOUR MONEY AND THEN SLOWLY YOUR LIFE WILL GET RUINED. I AM GOING TO START OFF BY SAYING ALL THE BAD STORIES YOU ARE READING HERE, TRUST ME WHEN I TELL YOU...THEY ARE TRUE!!! the good ones were "self posted (by them OR INFLUENCED ....IN MY OPINION) Just read what I have to say!If you proceed with them (legal loan review) then you deserve what you get...Which will be ruined credit, likely loss of your home, a TON of frustration, lies, wasted time, and false hope. Like you, I was contacted a year ago by a mailer saying they could reduce my mortgage (even lower my actual due balance) by nearly 50%. I had fallen on a tuff time and figured why not, for $2995.00, how bad could it be? So I sent the money and they were more then able to take the money. (remember I said this as when this story is over, the readiness dissapears trust me). Ok so yep- My rep was Leonard Gould (who later quit - leaving me hangin, but it was all good as he was LETS JUST SAY NOT PROFESSIONAL anyway) Leonard Gould told me everything I wanted to hear..."You don't have to pay your mortgage as we will get you brought to current anyway"..."don't try doing your own Modification w/ your own bank as they will only screw you over or give you very littel relief" "We will get your Mortgage reduced by 40-50% coupled with a 2% rate via Government Programs"...yep all the things you want / need to hear to get you to send that $2995.00: so like a dummy! I signed right up, sent the $, filled out the Hardship letter, the Frank Dodd, Listed all of my expenses and income and I was told Congratualations your approved - we can get it done?! Really? I said?! This is great...Yep now what happens is Leonard Gould (or whomever you are working with) tells you your case is going to be transferred to the next level / Dpmt. and they will submit your request and its a matter of up to 3 months to get the bank to confirm, then you will get x amount of new contract pages sent to you from YOUR bank, simply sign it and you will be all caught up, owen NOTHING and have this new low mortgage with a 2% fixed rate. Remember I said...too good to be true....TRUST ME IT IS / WAS! I signed up with LEGAL LOAN REVIEW in August of 2011, stopped paying my mortgage all the way up until March of 2012. Meanwhile I (just lIKE you have already read and or will experience) was told I would be called and updated bi-weekly by THAT OTHER / NEXT DPMT. as to my status which was (and so will yours) continually " oh we have not heard anything back yet, we are waiting and will let you know"! Well after I had to start calling them (legal loan review) as after they got my money they pretty quickly cut me off by not calling...so of course frustrated I would call and was like...WHAT THE HECK? WHY HAVEN'T YOU CALLED AND WHAT DO YOU MEAN WE ARE WAITING? In selling me back in August you spoke like YOU controlled this, and that this kind of thing would not happen?! (oh they even gave me a written money back guarentee...lol, wait till I get to thast part)...Anyway by this time I was dealing with the very unintelligent Maria,& Fernelly....basically all of them (who by the way you can tell after 2 minutes of speaking to them they have absolutely no IDEA WHAT THEY ARE DOING. Maria especially- she was rude, you could hear her sighing when I expressed my frustration, I mean I knew at this point I had made a mistake. Especially after they lied telling me Leonard Gould had not come into work one day, the day after, and so on until I was then told he quit. (which by the way he was LETS JUST SAY VERY DISHONEST, but they all are so no biggie) anyway I knew I was in for it now but I had already paid, already skipped months of my mortgage payments so one day in my frustrated call to Legal Loan Review...this is actually funny, they said "well you can call your bank and see if there is an update if you like" Now 2 things ran through my mind....1. I fully intended too as I knew I had better as these people surely were not...& 2. I said well although I will (because I really have no choice at this point) ISN'T THAT WHAT I PAID YOU PEOPLE TO DO? It doesnt matter as at this point they know you are more and more reliant on them now that you have paid the money, your credit is now horrible as (based on their advice)you stopped paying the mortgage, so they figure they got you right where they want you...subservient to them. Well at this point, I knew I had sailed my ship into the sea of lava and had to bail out of this fast so I called my bank in which now it was Late February, I was finally told that my Mortgage modification had been declined because I was not making enough money at the time (which is the whole reason for my attempt to modify to begin with) so there I was, nearly 30k in due mortgages, my credit ruined, also I was out $2995.00 from Legal Loan Reveiw. I then called Legal Loan Review and told them I was declined, they then told me "well we can't take YOUR word for it as we have to hear it from the bank, I then had my Bank call them and tell them the same thing. I then fired Legal Loan Review (with my bank via a written letter) and then told Legal loan review what I thought of them and that I wanted my money back. Maria and the rest of her brainiacs had no idea how to deal with me or even what to say as I had really made them look foolish as they knew everything I had repeated to them that they had promised was true and they knew I knew they were crooks and knew nothing. I mean this whole time- not once did I ever get to speak with my LLR case manager or even an attorney. (which I might add this whole get up is handled by a small group of attorneys who legally collect your money on the premise of a carefully worded contract and out right verbal lies...and if you do the numbers on what they charge vs. the amount of people they do this too, they are RAKING IT IN!) anyway, at this point they referred me to the most unethical, dishonest person named ALex Ferrara. I was hopeful he might be able to administer some justice and return my money as promised but instead he carries on to try and sell me on a new set of lies they plan to tell the bank in hopes of getting them to say yes and that they cannot return anything over $500.00 as they are not able or set up to do anything different. (remember I said they were more then ready in the start of this to take my $2995.00?! yet conveniently they can't return more then $500.00?! Yeak OK, so I said look I am not hiring you again, I just want my money back, I have a written gaurentee! Alex Ferrar then argues saying that whatever I had in writing was not authorized by Him so it was not valid! I said are you kidding me? He then abruptly said he had to go as his grandfather was dying. So now knowing that I was dealing with a street level bunch of thugs that lie and steal (and work out of this little hole in the wall office where they use Majic-Jack for phones)I knew Ihad to step up my game. So the first thing I did was pay off what I owed to my Mortgage, and although my credit is still messy, My home is still mine and I am out of foreclosure danger. I then devised a letter and sent it to them stating that I had a written refund letter and if they failed to make good on it I would take this to court. Well after another dozen calls where I could not get anyone on the phone or to call me back for that matter, Finally I got Alex Ferraro on the phone (the trick is you have to block your call by hitting *69 as when you call they see it is you and they will not answer or if they do they will have a lie ready to go) and suprisingly he himmed and hahhed and stuttered his excuse out as to why he did not call me back as he said he would. I said look, send me my money or I am taking your whole group to court?! (yes I worded it differantly as you get more bee's with honey then you do with vinegar) and finally all the sudden he said he could return no more then $1500.00, so I figured after going to court, taking the time and aggravation, it was the best thing to do. So I agreed (reluctantly) and he said he would send the paperwork, all I had to do was sign it and return it then the next week I would have my money back. Another month came and went and Alex Ferrara made every excuse (his wife had a baby, he was absent, he was sick, he didn't get my voicemail, you name it they used it?!) I finally got the document I needed I signed and e-mailed it back, then I called this Alex Ferrara and confirmed he got it, he said yes and that he would forward it to Accounting and I should have my Money within the next week or two. A month goes by....and NOTHING...I call and call and call, finally I get Alex Ferrara on the phone and I said hey "Whats this all about? He said " Well I have not gotten your signed document back" I said "are you nuts? I called you after I e-mailed it! You said You received it?!!!" He said "Oh No, I have to have the WET copy back!" I said "what do you mean?" He replied " I need the actual Document not an E-mai" I said "Ohhhh I seee....MORE GAMES?!" Ok, I will sign and send (via Over-night) and then I will also have it sent with return receipt so I will KNOW you got it" he said "ok" Alex Ferrara knew full well he was just continually playing the skumbag game, but I knew I was dealing with Dirt so I had to deal with the stench. I over nighted it, confirmed they got it and even then it still took another 2 months...at this point I had gone over Alex Ferrara's head and requested accounting (who was said to come in only once a week for check returns. I dealt with another moron but becaue I truely beleive she was more dumb then sneaky I will not mention her name as at least she called me back when I left messages. So on the 9th or 10th month after literally about 100 phone calls, and more aggravation then I had ever experienced I finally got my check for $1500.00 which is 50% less then the written refund letter I have but as I said it was better then going to court and dragging it out which I probably should have done. Over-all- I still have poor credit, and am awaiting for it to get better so I can re-fi and take advantage of the good rates now available...Meanwhile as I said in the beginning of this (and I was warned too but didn't want to beleive it) IF IT SOUNDS TOO GOOD TO BE TRUE IT PROBABLY IS!!!....tHINK ABOUT WHAT i HAVE SAID HERE FOLKS, AND i AM NOT MAKING A DIME OFF OF THIS IN FACT THIS TOOK ME ABOUT AN HOUR TO WRITE UP...I JUST HATE TO SEE SOMEONE ELSE LIKE ME, A HARD WORKING PERSON VICTIMIZED BY SOCOETY, THE HARD JOB MARKET AND THEN ALONG COMES THIS FAKE FINANCIAL AMBULANCE THAT WILL REALLY TAKE YOU TO HELL AND LEAVE YOU THERE IF YOU LET THEM...oh and they will even tell you that your house can't get foreclosed while your request is processed! bad experience
this company do help you but if you dont qualify for whatever your doing, they dont give you back your money that they say they will. they want the money up front before you even start and say if you dont approve or qualify they refund back all your money. thats a lie. in the beginning, they always answer all your calls or call you back then later they ignore you when you call to get your refund. i wouldnt recommend this company to anyone

LLR SCAM
We were told that we approved for This Government Modification approved you at $723.00 @ 2% with principle reduction of $164,324 your new principle amount CONGRAULATION. In e-mail By Greg Hayworth of legal loan review. We were on top of this calling them everyday. Just so happens after 3 months our lender told us that they did not due Principle reductions. This company talks a good game very well. Telling us they had never had a problem. they told us not to talk to our lender and they would now do it for us. We did 3 ways calls wth LLR and the lender 2x .LLR did NOT do anything for us but sit there. I did get in writing in a e-mail that we would get a FULL refund from them if the modifaication reduction did not go thru. Our lender add time to the mortgage and the priciple balance went up and the Percentage rate did not change Now we have to pay back the payents LLR told us to Skip. We have called for our refund 2995.00 numerous times. Have gotten hung up on We left tons of voice mails I have e-mailed 5 people there including Patricia Mendoza, Alex, Sherry Jones, Greg Hayworth, Fernnelly Saaria,With NO RESPONSE. I want my REFUND. I have now contact The BBB with no response from them Now put a complaint in with Attorney General office of MN Did get a letter stating the AG office send them a letter and they had 10 days to responsed to it . Today is 10 days. We are determined to Get our refund back to pay back the mortgage. It seems this company had done this to ALOT of people. It very sad! these are people homes they are messing with.

This company will scamm you out of your money
Legal Loan Review will take your money and then they will do NOTHING for you. They will give you lame excuses about why it is taking so long to get things done only to buy them time so you can not put a stop payment on your check. They will tell you that if you are not satisfied with the results, they will issue you a refund but when you try to request it they won't call you back and they will give you the run around and then out right refuse to give you the refund as promised when you signed up. They are nothing but scam artists. They told me they were a legal firm but when I asked who the attorney was they told me they couldn't give me that information. This company needs to be investigated by the Attorney General and shut down for defrauding people. Do yourselves a favor and run, don't walk away when you receive the offer in the mail to modify your mortgage and get you a low 2% interest rate. It is all lies! I wish someone had told me this before they scammed me out of $2, 995.00. Trust me this is noty a company you want to do business with.

Do not give Legal Loan Review Money!
In June 2011 we received a mailing from Legal Loan Review stating we would be eligible for a Loan Modification with their company. It stated a summary which included a principle reduction. My wife called and talked to Greg Hayworth about helping us. Unfortunately she had a check for $2,995.00 drawn out of her account to Legal Loan Review on June 22, 2011.
We now know it is illegal for any California Company to collect up front fees. The business has to have a written agreement with the customer's lender before any fees can be collected. Greg told us we have been approved and nothing has ever happened as of today's date March 21, 2012! I finally called our lender and they said they do not do principal reductions at all, which is what we were looking to do. All the company did was lie to us and string us along for nine months. I see their are many other complaints on BBB about this company. All we want is to get our $2,995.00 back. This company should be closed by the Dept of Real Estate in California after all refunds are made to all that were lied to. There are 27 reports to the BBB of Los Angeles Ca.

Fraudulent Mortgage Loan Modification Promises
Legal Loan Review (LLR) sent me a refinance letter for the Federal HAMP (2009 Home owner affordability and Stability Plan)Loan Modification. They stated in the letter that they would get me a modified loan amount of $203,756, with a new fixed rate of 2%, and a new mortgage payment of $753, if I qualified for the program. They stated that the this particular program provided for third party representation for mortgage holders to obtain loan modifications. I worked with to Verna Follman and Luis Casillas, Rita Daoud, and Fernelly Sarria thrughout the loan modification process.
The bottom line is they all told me I qualified for the FHA loan modification program. Between October 26, 2011, and March 26th, 2012. I was told they had submitted my loan papers to PHH Mortgage (my current lender) and that the loan modification was in progress. In March, I called PHH Mortgage and found out I did not qualify for the FSA modification.
LLR defrauded me by claiming I qualified for the loan mod, when in fact, I did not. I was told by Verna Follman that I would get $2499 of my original $2999 as a refund if I did not qualify. Verna follman told me when I last spoke to her that she would make sure that I got my refund. When I called on April 19, 2012, I was told Verna had left the company, Rita was not available, and Luis was no longer speaking to customers.
I have a digital copy (pdf) of the original loan invitation document(s) LLR sent me, and can send it to you. I made it clear to Verna that I was only interested in the specific rates and loan amount they promised, if I qualified. I DID NOT QUALIFY

Dont Use This "Legal Service"
PEOPLE,Dont use this "legal service" company...if you can call it that. THEY make PROMISES THAT They CANT DELIVER(that I believe they know that they can't deliver and take your money anyways). In their initial paperwork I disclosed information that they should have known (red flag) that would keep me, from being able to receive a modification and they kept promising things ( 2 % interest rate, blah, blah, blah)LIES AFTER LIES. Then when the truth came out, all they said was "oh yea that makes you unable to receive a modification". Yea! well, I disclosed that information in your screaning process; why would you lie? knowing that I didn't meet the requirements for a modification...based on the intitial inforomation I gave you!However, they took my money and didnt complete the service.

PEOPLE, I HAVE EXPERIANCED THE SAME PROBLEMS WITH LEGAL LOAN REVIEW, MY STORY IS EXACTLY THE SAME, TO SAVE ME FROM TYPING, THESE PEOPLE NEED TO BE PROSICUTED TO THE FULL EXTENT OF THE LAW, HOW CAN THEY GET AWAY WITH THIS BULL SHIT ??? SCAM ARTISTS AND FRAUDS
Will be taking legal action starting tomorrow (3-22-2012) and calling New Jersey Congresssman Chris Smith, CNN, the BETTER BUSINESS BUREAU, and anyone else I can find. DO NOT UNDER ANY CIRCUMSTANCES GIVE THIS CO MPANY MONEY!!! It will be like throwing it out the window. Since November of 2011, nothing has been done, no one has contacted me, and now my bank (BANK OF AMERICA) has stated that this company had no right to promise me anything, since I do not qualify for any program. LLR stated I did. They are liars and crooks. A class-action lawsuit looks like it will be in the works!!! This rating system needs stars but They don't even deserve one! Fix your website.

Un-trust worthy, a business that will scam the client!
FYI, legal loan review is a scam and they request their expensive fee's up-front; for reason, they will not deliver or provide what they claim and will only ask for more fee's when one is about to lose their home. DO NOT WASTE YOUR MONEY OR TIME, they are a fraud and will scam you from your money at the worst possible time of your life. Just trying to provide helpful info from lessons learned while dealing with legal loan review. God speed

Legal Loan Review
Personally I feel that this company is a scam. We paid $2900 for nothing, and later finding out that we could have gone through our own mortgage lender for a loan modification for free was very surprising for my wife and I. We were made several promises and none of them were fulfilled. It is important that you read the fine print before signing anything. You basically have to really be struggling finacially for your mortgage lender to even consider modifying your loan. We were told that after paying the $2900 that we could skip our next two mortgage payments but to be prepared to receive several calls from the lender for collection. We ended up paying the mortgage payments to prevent any negative reports on our credit. Legal Loan Review stated that they would personally talk to the lender but I'm telling you that it is not going to go in your favor. I could go on and on but the bottom line is stay away from this company. Times are too hard and if it sounds to good to be true then guess what, it is! We basically gave away $3000 for nothing.

Remodification Ripoff
This company is a total scam. I filed back in September 2012, with a full down payment and five months later am no better off financially than I was before. These people at this company are rude and unprofessional. You call and are put on hold or are told the person who has your loan isnt in. My case has been passed around to five different people so far, with no result. They request document after document and still nothing!! Dont do it! You will get nowhere with them. You are just going to be out of money, you could have used to pay bills. Never been more disgusted my any company in my life.

DO NOT USE LEGAL LOAN REVIEW
I called Legal Loan Review (LLR) in Sept. 2010 to see if I could get a loan modification. I spoke to Kathy Portales, who told us within several hours of our initial call that we would be approved for a government-based loan modification program. She quoted us a mortgage payment of $500-$600 with a 2% interest rate for 30 years. We were told that our income was not a factor in being approved for this loan modification. While she said she could not legally advise us to stop making our monthly mortgage payments, she did say that it was common practice that her other customers who were applying for a loan modification stopped paying their mortgage until the loan went through. When asked why we should pay LLR their fee of $3,000 to do this when we could do it ourselves, she said that having attorneys involved assured a smoother, quicker and more efficient process. She was sweet, kind, helpful, very reassuring and sounded like she knew her stuff. I sent them all the required paper work and the $3,000.00 one-time payment to start the application process and legal fees. Kathy told me the process usually took 2-3 months. Soon after, I verified with my bank that they had received the application and paperwork from Legal Loan Review within a timely manner and that the process was under way. I felt reassured.
After a month, I called LLR for an application status update and was told that it was still being processed. I continued to call weekly for updates and was told by LLR that there was no change and they were still waiting to hear from my bank. During this time, , I did stop paying my mortgage for the past 6 months during this process under the indirect advice of Kathy Portales at LLR. After 5 months since applying and hearing nothing from anyone, I called my bank a few weeks ago in February 2012 to understand why the process was taking longer than expected. To my dismay, they told me that my loan modification was approved back in November 2011 and that a confirmation packet was mailed to LLR. LLR NEVER CALLED TO CONFIRM MY LOAN MODIFICATION APPROVAL. Furthermore, my new mortgage was only $50.00 less than my original one – Far from the original $500-$600 touted by LLR. My first mortgage payment for my new loan was due on January 1, 2012, which I clearly missed paying since I was not even aware I was approved. Because of failure to make payment, the bank was forced to cancel my loan modification and now I have to reapply for another loan modification.
Upon discovering all of this, I called LLR immediately and left messages with numerous people. Nobody returned my calls, nor have they taken my calls. I finally spoke to Kathy Portales and asked why my new mortgage payment was only $50.00 less than they promised. She said “this is not my area of expertise” and referred me to someone else named Fernelly Sarria, who never returned my phone calls. Pieces of the story unfolded over several days for me to understand where things fell apart. Finally, I got on a 3-way conference call with my lender and LLR to discuss this mess. Fernelly Sarria at LLR barely said anything on my behalf.
With my loan modification cancelled and being delinquent for 6 months of mortgage payments, I am now at risk for my bank foreclosing my house. I just reapplied for another loan modification and was told by my bank that my application was denied because of the delinquent payments on my original loan. I need to sort that out before I can reapply again, but there are no guarantees that I will even be approved again. I’m in a worse place than before I called LLR.Based on what I learned from my case manager at my bank regarding FHA loans, LLR ESSENTIALLY LIED ABOUT ALMOST EVERYTHING including how you qualify and your mortgage rate. They overpromised to get you “hooked” and then they abandon you once they get your money and submit your application.I am planning to pursue legal action against them for failure to deliver.

Do not use
This company is all talk and no action. They promise you everything and you get nothing for $3,000.00. They don't follow-up with the bank or the client, they never have answers to your questions and they certainly do not deliver what they say they can. DO NOT give them money because you will be disappointed. They must choose who they are will to help because they did nothing for me and they took my money.

Not the easiest people to do business with. After 3 months time and submitting of numerous documentation, nothing has changed. I am told they will email, I receive nothing. Paid the full amount up front, and wondering why. Will pursue legal action against them for failure to deliver.

You guys have false knowledge on BBB and mods
A few things...
The Better Business Bureau charges a fee to business' to become accredited and have a great rating. The BBB is the scam. They were even under investigation for giving a terrorist group an A. So just because a company does not pay for a rating doesnt really mean they are a scam. They have a great rating for the fact that they dont pay to maintain a higher rating. That rating is actually based off what people think and i feel like they did an amazing job saving my home. I was 5 months behind and they brought me to current and got me a 2% for 5 years and 3% for the remainder of my mortgage.This is a law firm so they charge a retainer at the point of service. I believe the law about no upfront fees only pertains to California homeowners. The senate bill is also explained on their website. If you are not a California homeowner then you do not pay in phases like them. I had to pay a retainer just like any attorney would charge me. Thats not a scam. They send out mailers offering their services and thats how i heard of them. They are NOT a scam and they are a lawfirm. Everyone knows that when you try to work with your mortgage they dont really do much for you except give you the run around. Its better to hire a professional. i was told the success rate by yourself is 9% and thats scary when you are behind. Also, no free programs will secure you a permanent modification. You can work with your lender and if your lucky they knock off 100 bucks max. But nothing for 30 years i guarantee it.

Can anyone give me any legit feedback with Legal Loan Review? All the negative reviews are based on people that haven't even dealt with the group and I agree that all of the positive reviews look like they were placed by the same person (with different usernames). You can send me an email if you have any imput. I am leary about paying money up front when the BBB states this is illegal in the state of CA right on the BBB's overview page of this company. I will remove this post and edit it with positive or negative feedback based on my experience if I proceed with the loan modification process.
