Extremely difficult and challenging to close a Texas refinance loan.
I pursued a "cash out" refinance loan that they indicated would take 45 days to complete. Well . . . 6 months later, and various rework of paperwork along with unnecessary additional expenses . . . We just closed on the loan. The key lesson here . . .
Stay with a lender within Texas who knows their laws. Watermark (the processor was Kory Matthas) was ignorant on too many crucial points on the loan process journey.

Seamless FHA Streamline Refinance: Thanks Philippe
I had been receiving various letters in the mail about my eligibility for an FHA Streamline refinance, so I decided to look up interest rates through Bankrate.com. When I came across Watermark Capital, I noticed that it was a company that specializes in FHA loans and they were offering a very competitive interest rate(locked for 60 days); they also had an exceptional "A+" rating with the Better Business Bureau. When I called, I spoke to Philippe Mouradian, Loan Officer, and the rest is history.
The process was seamless, Philippe sent me a few forms to populate on February 1st, which were fairly easy to complete, so I was able to return the forms the same day. On February 4th, I received my initial disclosure forms for review. There was no appraisal, but a credit check was completed, along with proof of employment, bank statements, etc. Philippe was very professional throughout the process; he was able to answer my numerous questions in a prompt manner. I was very appreciative of his patience when reviewing the financial details of the HUD-1 and Truth in Lending statement. I was most impressed with his ability to deliver within the timeline he initially stated at the beginning on the process, ~10 days for loan approval (I also received significant lender credits at closing).
I would absolutely recommend Philippe Mouradian for mortgage banking needs without reservations. If you decide to call Watermark Capital, ask for Philippe.

Best Refinancing Experience Ever!
My wife and I live in Seattle, Washington, and we recently decided to refinance our first mortgage on a second home that we have in Maryland. I contacted Watermark Home Loans (aka, Watermark Capital, Inc.) for assistance. Philippe Mouradian is the loan processor at Watermark Home Loans who helped us with this and I am so glad that he was assigned to our case! First of all, the timing was just right and Philippe was able to get us a great rate of 3.5% with a lender credit of $3200 towards closing, which was phenomenal! More importantly though, I don’t think the loan would have closed at all if it weren’t for Philippe’s expertise and experience, and his drive to get the job done. First of all, the initial appraisal was too low to satisfy the criteria that another lender had established for subordinating a second mortgage on the property. Philippe did some market research of his own and very skillfully convinced the appraisal company that the value should be increased. The increased property value was still a little less than required for subordinating the second mortgage, but Philippe was able to convince the other lender to relax the subordination criteria enough to allow the new first mortgage to be processed. Philippe also had the foresight to lock in our rate for 60 days instead of 30 or 45 days to allow for these complications. I could not have asked for a better outcome and this is by far the most pleasant refinancing experience that my wife and I have ever had, and we have gone through this process several times over the past 30 years. Philippe is a real master of his craft and I would recommend him and Watermark Home Loans to anyone who is seeking to refinance their home!

Couldn't Have Been Easier to Refinance
So frequently we only take time to post negative feedback after having a bad experience. However, rather than rant about the poor experience I had with another lender, I will simply take this time to note how great my experience was with Watermark. Phillipe was very responsive, professional and had a prompt answer to all of my questions. The loan closed in a little over a month, just as promised. Great rate and outstanding service.
I was shopping around for a Lender/Broker that provide great rate then a friend at work recommended Brock Hicks at Watermark Capital to me to do the Refinance. I was so glad that I went with them. Lowest interest rate and closing costs; fastest closing time
I worked with Nick Petronis from Watermark and his service from start to finish was amazing.
I chose Watermark to begin with because they required by far the least closing costs out pocket and had the lowest interest rate. For example, their interest rate was 0.5% less than Bank of America! They were also able to close in the fastest time. I entered my loan application on Jan 11 and my loan funded on Feb 4!!

Best possible experience for our refinance
Working with Nick Petronis of Watermark Capital on our home refinance was the best experience I could have asked for. With a short sale in our credit history from 2 years ago, most other mortgage bankers had told us we would have to wait 4 more years before a refinance on our home would be possible. Seamless Experience working with Joshua Crater and the Rate 1st team!
