We rented a home this summer for a family vacation and put up a $1000 deposit. I was told that any cleaning fees for the house would be deducted from the deposit, which was fine. I was also told the average cleaning fee was $225 but is usually always lower, especially if you left the house clean. We took very good care of the house and while we had a few issues with rodents and lack of hot water, we were comfortable. We were unable to wash bedding, due to the checkout time, but felt we left the house in good shape for some additional light cleaning. After many attempts (and about a month) to get an accounting of these charges, we received a check with a deduction of $394. There is absolutely no reason for this large, arbitrary, deduction and found the management of Pagosa Springs Central to be uncooperative and unprofessional during the process. He would not return calls and never would address any deficiencies within the rental.
My recommendation if you choose to utilize their services is to make sure you get something in writing to "not exceed $$", otherwise it is their discretion. The house was not spotless when we arrived and we feel we were charged with the cleaning for several rentals.
